How to stop draughts around windows: identify and fix air leaks

Window draughts come from four common sources: failed compression seals between the sash and frame, gaps where the frame meets the wall, worn brush seals on sliding sash windows, and damaged or shrunken timber on older windows.


To identify the source, run your hand around the window edges on a cold day or pass a lit candle slowly along the perimeter - air movement gives the location away.

Most draughts can be fixed without replacing the window: replace perished rubber seals (a straightforward DIY job), apply caulk around the frame-to-wall gap, fit new brush seals to sash windows, or use removable secondary glazing for severe cases. If multiple seals have failed and the frame itself is warping, full window replacement becomes the better option.

Why draughts happen and where they come from

A window is designed to be airtight when closed. Air leaks happen when one of the components that creates the seal fails or is damaged. Identifying the source is the first step - fixing the wrong thing wastes effort and does not stop the draught.

The four main sources

  1. Perished compression seals: the rubber or thermoplastic strips between the moving sash and the fixed frame. These harden and shrink over 10–15 years, leaving gaps.
  2. Frame-to-wall gaps: the joint between the window frame and the surrounding masonry can lose its sealant or develop hairline cracks, especially in older installations.
  3. Sash brush seals: older sliding sash windows use fine brushes to seal between the moving sashes. These wear and compact over time.
  4. Timber damage: warped, split or shrunken timber sashes do not close cleanly against the frame, creating uneven gaps.

How to find the draught source

You cannot fix what you cannot locate. Use one of these three methods on a cold or windy day to pinpoint where air is getting in.

Hand test

Run the back of your hand slowly around the inside edge of the window, top, sides, bottom about 5cm from the surface. Cold air movement is easy to feel, especially against the more sensitive back of the hand. Mark each location with a pencil dot or piece of tape.

Candle test

Light a candle and hold it just inside the window perimeter, moving slowly around the edges. The flame will dance or smoke trail will deflect at the point of air entry. This is more sensitive than the hand test but requires care, keep the flame well away from curtains and never leave it unattended.

Smoke pencil or incense stick

A smoke pencil (sold for HVAC testing) or even a stick of incense produces a thin smoke trail that is easily deflected by air movement. This is the most sensitive method and the safest, no open flame, and the smoke shows the direction as well as the location of the leak.

Fix 1: replace perished compression seals

This is the most common cause and the most accessible DIY fix. Modern windows use either an EPDM rubber gasket or a thermoplastic elastomer (TPE) seal pressed into a groove on the sash or frame. When these harden, they lose the squish that creates the airtight closure.

Tools and materials

  • Replacement seal (match the original profile, bring a sample to the supplier).
  • Flat-blade screwdriver or seal removal tool.
  • Pencil or marker.
  • Scissors or utility knife.
  • Mild detergent and cloth for cleaning the groove.

How to do it

  1. Identify the type of seal, squeeze it gently. New seals are soft and rebound; failed seals are hard and stay compressed.
  2. Pull out a 5cm section of the old seal carefully. Note how it sits in the groove for reinstalling correctly.
  3. Take the sample to a window seal supplier (DIY chains stock common profiles, or specialist suppliers will match unusual ones).
  4. Clean the groove thoroughly with mild detergent, old debris stops the new seal seating properly.
  5. Press the new seal into the groove starting at one corner. Do not stretch it as you go, let it sit naturally.
  6. Trim with sharp scissors where the seal meets at corners or ends. Test the window closing, it should compress the seal visibly without forcing.

Replacement seals are widely available and the job takes 20–30 minutes per window once you have done one.

Fix 2: seal frame-to-wall gaps

Over time, the joint between the window frame and the surrounding masonry can develop gaps. This is especially common where original caulk or filler has shrunk or cracked, or where the original installation used an inadequate amount of sealant.

Tools and materials

  • Acrylic or silicone frame sealant in white or matching colour.
  • Caulking gun.
  • Damp cloth or sponge.
  • Flat tool or finger for smoothing.

How to do it

  1. Inspect the joint between the frame and the wall on the inside, all four sides. Look for visible cracks, gaps, or where old sealant has pulled away.
  2. Clean the area, remove loose old sealant with a scraper or utility knife.
  3. Apply a continuous bead of sealant along the gap, gun nozzle angled into the gap so the sealant fills it rather than just sitting on top.
  4. Smooth with a wet finger or flat tool within 5 minutes of application, once skinned over, sealant will not smooth.
  5. Wipe away any excess from the surrounding frame and wall before it cures.

Acrylic sealant is paintable and works well for visible internal joints. Silicone is more durable but harder to paint over, better for external or hidden joints. Both produce a flexible seal that accommodates the small movements between the frame and the wall.

Fix 3: brush seals on sash windows

Sliding sash windows, the kind that move up and down with cords and weights, use brush seals where the sashes meet each other and where they slide against the frame. These can be replaced as a kit on most original Victorian and Edwardian sash windows.

When brush seal upgrades make sense

  • You have original sliding sash windows in good structural condition.
  • The draught is along the meeting rail (where upper and lower sashes meet) or along the side jambs.
  • The window itself is not warped or split, just leaky around the seals.

What is involved

Brush seal retrofit kits typically include slim aluminium channels routed into the existing timber, with bristle inserts.

The work usually requires removing the sashes, routing grooves into the timber, and refitting.

Fix 4: address damaged timber

If the timber itself is warped, split or shrunken, no amount of seal replacement will solve the draught. The sash is not closing against the frame correctly because the surfaces are not flat or parallel.

Assessing timber damage

  • Visible gap between sash and frame when closed, even when both look intact.
  • Sash sticks or jams during opening, frame has moved out of square.
  • Soft or spongy timber when pressed firmly.
  • Cracks or splits in the visible timber surface.
  • Paint peeling in strips along grain lines, moisture damage.

Repair options

Small splits and shrinkage can be addressed by a competent joiner with timber epoxy filler and refinishing. This works for windows that are 80–90 percent sound and just have local damage. For windows with widespread timber damage — soft, multiple splits, warping, repair often takes as much effort as replacement and rarely restores full performance.

Temporary fixes that work

Sometimes you need to reduce draughts immediately without doing a proper repair. These fixes work in the short term until you can do the permanent fix.

Self-adhesive foam tape

Foam tape applied between the sash and the frame creates a temporary seal. It compresses slightly when the window closes and fills small gaps. Comes in widths from 3mm to 15mm. Works for one season; will need replacing each year because the foam compresses permanently after several closures.

Removable secondary glazing

Magnetic or clip-on secondary glazing panels fit on the inside of existing windows. They are typically a plastic film stretched on a frame, sized to fit the inner window reveal. They eliminate draughts because they form a sealed second barrier, and improve insulation as a side benefit. Removable in spring when not needed.

Heavy curtains or thermal blinds

Floor-length thermal-lined curtains drawn against the window create a still air pocket that reduces the felt effect of draughts. They do not stop the air movement itself, but they prevent the cold air reaching the room. Useful as a short-term measure or a complement to seal fixes.

When draughts justify window replacement

Some windows are beyond the point where repair makes sense. Signs that replacement is the better option:

  • Multiple seals failed at once across several windows, installations of the same era often all fail together.
  • Visible timber damage that goes beyond surface issues.
  • Frame movement: the window is no longer square and no amount of sealing closes the gaps.
  • Original single glazing: replacing seals does not address the bigger thermal performance issue.
  • Hardware failure: lock mechanism is not pulling the sash tight against the seal anymore.

Modern windows are built around durable seals and well-aligned frames. If your current windows have any of the above issues, the cumulative effort of patch repairs often equals or exceeds a proper replacement, with much better long-term results.
