How to lubricate window hinges and locks: simple maintenance for longer life

Lubricate window hinges and locks twice a year with a silicone-based lubricant - typically once in spring and once in autumn. Apply a small amount to hinge pivot points and the lock mechanism, work the window open and closed several times to distribute, then wipe away any excess.


Avoid WD-40 and similar penetrating oils - they attract dust and dirt, which compounds wear rather than reducing it. The two main targets are the hinges (where the window pivots) and the lock mechanism inside the frame edge. On multi-point locks, also lubricate the engagement points where the lock bolts meet the frame keeps.

Properly maintained hardware typically lasts 25 years or more; neglected hardware can fail in 10–15.

Why hardware needs lubrication

Window hardware is engineered to last for tens of thousands of operations, but it relies on smooth contact between moving parts.


Without lubrication, metal-on-metal contact creates wear, friction increases, and eventually parts fail. Regular lubrication prevents most of this wear from occurring in the first place.


The signs that hardware needs attention are usually subtle at first: the window opens slightly stiffer than it did, the lock takes a little more force to engage, the handle wobbles fractionally more.

Catching these signs early and lubricating extends the life of the hardware significantly. Letting them progress to stiffness or jamming leads to forced operation, which damages components.

What you need

  • Silicone-based lubricant spray (the small aerosol can with a thin nozzle).
  • Soft cloth or kitchen roll for wiping excess.
  • Soft-bristled brush (an old toothbrush works) for cleaning before lubrication.
  • Optional: graphite powder for high-precision lock keyways.
  • Optional: clean rag for protecting nearby surfaces from overspray.

Why silicone, not WD-40

WD-40 is excellent for what it is designed for - penetrating rusted parts and displacing water. It is a penetrating oil, not a lubricant in the long-term sense. Once the volatile carrier evaporates, the remaining oil is thin and attracts dust and dirt. Within a few months, the lubricated surface becomes dirty, which accelerates wear.


Silicone lubricant works differently. It forms a thin slippery layer that does not attract dust the way oil does. It is also chemically inert, so it does not react with PVC, rubber seals, or painted surfaces - all of which are present around window hardware.


For windows, silicone is the right choice; WD-40 should be used only to free a completely seized component, with proper silicone lubrication afterward.

Lubricating hinges - step by step

  1. Open the window fully to expose the hinges. Friction hinges (the common modern type) extend the sash outward on two pivoting arms; check both arms are visible.
  2. Brush away dust, dirt and cobwebs with the soft brush. Pay attention to pivot points where dirt accumulates around the moving parts.
  3. Wipe the hinge mechanism with a slightly damp cloth to remove ingrained dirt. Dry thoroughly with a clean cloth before lubricating.
  4. Spray a small amount of silicone lubricant onto each pivot point. A brief burst is enough - not a sustained spray. Aim the nozzle directly into the pivot.
  5. Move the window open and closed several times to work the lubricant into the mechanism. You should feel the action become smoother.
  6. Wipe away any excess lubricant from the visible parts of the hinge and surrounding frame. Excess attracts dust over the following weeks.

Lubricating locks and the multi-point mechanism

Multi-point locks have more moving parts than simple latch locks. Lubrication needs to reach the mechanism inside the frame edge, the engagement bolts, and the keeps in the frame they engage with.

Lubricating the lock mechanism

  1. With the window open, locate the multi-point lock mechanism along the inside edge of the opening sash - it is the metal strip with bolts that protrude when the window is locked.
  2. Brush away dust and dirt from along the strip and around the bolts.
  3. Spray a small amount of silicone lubricant along the strip and into each bolt mechanism.
  4. Turn the handle through its full range - open, closed, locked, several times to distribute the lubricant through the linkage.
  5. Wipe away excess from visible parts.

Lubricating locks and the multi-point mechanism

The keeps (or strike plates) are the parts fitted into the fixed frame that the lock bolts engage with. Each keep has a small slot that the bolt enters. Dirt builds up here over time and resists smooth engagement.


  1. With the window open, locate each keep along the inside of the fixed frame.
  2. Brush out any dust or debris from each keep slot.
  3. Apply a tiny amount of silicone lubricant to the keep slot - just enough to coat, not to fill.
  4. Close and lock the window several times. The lubricant transfers to the bolts as they engage and disengage.

Lubricating the cylinder and keyway

The lock cylinder — the part the key enters - needs its own treatment. Oil-based lubricants are wrong here because they make the inside of the cylinder gummy. Two options work well: a specialist lock lubricant (small bottle with thin spout), or graphite powder.

Specialist lock lubricant

A few drops of lock lubricant into the keyway, then work the key in and out several times to distribute. The lubricant has the right viscosity for the precise tolerances inside a lock cylinder. Do not use WD-40, motor oil or general-purpose lubricants in a keyway - they cause more problems than they solve.

Graphite powder

Graphite powder is the traditional lock lubricant and still works excellently. A small puff into the keyway with the supplied nozzle, then key in and out several times. Graphite does not attract dust and lasts for years between applications. The only downside is that excess can leave grey marks on hands and surfaces — use sparingly.

What to lubricate elsewhere

Handle mechanism

The handle pivot at its base usually has a small pivot pin. A drop of silicone lubricant here keeps the handle action smooth. If the handle wobbles loose, this is usually a screw tightening job rather than lubrication - there are typically two screws on the inside of the handle assembly.

Trickle vents

Some trickle vents have a small sliding mechanism for opening and closing. A light spray of silicone lubricant on the sliding parts keeps them moving freely. Do not lubricate inside the vent channel itself - the airflow path should remain clean.

Sash window cords and pulleys

Older sliding sash windows have ropes running over small pulleys at the top of the frame. The pulleys can stiffen and squeak over time. A drop of light machine oil (not WD-40) on the pulley axle restores smooth running. The ropes themselves do not need lubrication.

Frequency of lubrication

Routine lubrication beats remedial lubrication. Hardware that has been kept smooth runs forever; hardware that has been left dry takes more work to restore.

How often you lubricate depends mainly on how much a window gets used and where it sits. Windows you open every day, typically in the kitchen and the main living room, benefit from a touch-up roughly every six months.

Rooms that see more moderate use, like bedrooms or a study, can usually stretch that to somewhere between six and twelve months, and windows that are rarely opened are fine with an annual once-over.

Location matters just as much as frequency. If you live near the coast or close to an industrial area, salt and airborne grime build up faster, so lubricating every three to four months is worthwhile. And any time you've had a seal replaced or hardware repaired, lubricate straight away rather than waiting for the next scheduled round.

Signs your hardware needs attention

  • Window feels stiffer than usual to open or close.
  • Visible rust or oxidation on hinges or lock bolts.
  • Squeaks or grinding noises from the mechanism.
  • Handle requires more force to turn than it used to.
  • Lock bolts no longer engage cleanly with their keeps.
  • Window does not close perfectly square against the seal.

Most of these can be resolved with a clean and lubricate cycle. If lubrication does not fix the problem, look for damage or wear: worn pivots, bent bolts, or seized mechanism parts that need replacement rather than lubrication.

Common mistakes

Using too much lubricant

More is not better. Excess lubricant runs out of the mechanism, sits on surfaces where it attracts dust, and creates streaks on PVC frames. A brief spray is enough; if you see lubricant running off, you have used too much.

Using the wrong product

WD-40 on hinges, motor oil in keyways, vegetable oil on multi-point locks - all examples we have seen homeowners try. None of them are the right choice. Silicone for general hardware, lock lubricant for cylinders, light machine oil for sash pulleys.

Lubricating without cleaning first

Adding lubricant to dirt creates an abrasive paste that accelerates wear. Always brush and wipe the mechanism clean before applying new lubricant. The cleaning is often more important than the lubrication itself.

Forgetting the keeps

Lubricating only the moving parts of the lock and forgetting the keeps in the fixed frame means the bolts still drag against dirty surfaces every time. Both halves of the lock connection need attention.
